Assignments
Start with the purpose
Each of these needs a different effective date and a different kind of support. Getting the purpose right first is what stops people paying for a report that cannot do the job they need it for.
Not sure which one you need? That is the most common question we get.
Most of what we do
-
Estate & date-of-death
A retrospective appraisal establishing fair market value as of the date of death. It fixes the heirs' cost basis and supports the returns the estate has to file.
$500 5–7 business days
-
Divorce & equitable distribution
An impartial value opinion on the marital residence, prepared for an effective date counsel specifies, and written so it holds up when the other side reads it closely.
$500 5–7 business days
-
Property tax appeal
An appraisal dated October 1 of the pre-tax year, which is what the tax board requires, plus a straight answer on whether Chapter 123 gives you a case before you spend anything.
$500 5–7 business days
-
PMI removal
An appraisal can end a monthly PMI payment, but only under conditions your servicer sets. Check those before you order anything, including from us.
$500 3–5 business days
-
Pre-listing
An independent opinion of value before the house goes on the market. Worth it in specific situations and genuinely not worth it in others. This page says which is which.
$500 3–5 business days
Also handled
-
Commercial property
Office, retail, industrial and mixed-use, valued primarily on what the property earns and scoped to who is going to rely on the report.
Quoted individually 14–21 business days
-
Gift tax
A valuation as of the date of the gift, prepared to the standard that lets the return close the IRS's window to revalue it later.
$500 5–7 business days
-
Litigation support
A valuation prepared on the assumption that opposing counsel will read every adjustment and an opposing expert will look for the weakest one.
Quoted individually 7–14 business days
-
Retrospective valuation
A value opinion for an effective date in the past, built only from what the market knew at the time and not from what has happened since.
$500 5–10 business days
-
Two-to-four family
A small income property is not a large house. It has to be valued on what it earns as well as on what similar buildings sold for, and the two rarely agree at first.
Quoted individually 7–12 business days
Look it up
Your property at a glance
Type an address and we will pull what New Jersey public records hold on it — block and lot, living area, year built, acreage, assessed taxes and last recorded sale. Then get a fee for that specific property.

Every report is written knowing that someone will go through it line by line.
Estate, divorce and tax appeal work across 11 counties.
What not doing bank work changes
- No AMC between you and the appraiser
- No appraisal management company in the middle. You speak to the person who inspects the property, does the analysis, and signs the report. Scheduling is not competing with a lender pipeline.
- The effective date is chosen deliberately
- Date of death. October 1 of the pre-tax year. A date counsel specifies. Lender work is always dated today, and almost none of this is. Ordering the wrong date is the most expensive mistake available in this category.
- Written to be read adversarially
- An estate report may be examined by the Division of Taxation. A divorce report will be examined by the other side. Comparable selection and adjustments are set out and explained, not asserted.
Before the inspection
How to prepare for an appraisal
Give access to every room
Including the utility rooms and wherever the mechanical equipment sits. Anything that cannot be observed has to be treated as an assumption, and assumptions weaken a report.
Know what has been done to the house
Recent improvements, alterations, anything structural — and bring the permits if you have them. Unpermitted work is one of the most common reasons an owner's expectation and the supportable value diverge.
What happens on the dayCome with questions
Ask whatever you want about method, comparable selection, or the effective date. A report you do not understand is a report you cannot use when somebody challenges it.
