No AMC between you and the appraiser
No appraisal management company in the middle. You speak to the person who inspects the property, does the analysis, and signs the report. Scheduling is not competing with a lender pipeline.
The effective date is chosen deliberately
Date of death. October 1 of the pre-tax year. A date counsel specifies. Lender work is always dated today, and almost none of this is. Ordering the wrong date is the most expensive mistake available in this category.
Written to be read adversarially
An estate report may be examined by the Division of Taxation. A divorce report will be examined by the other side. Comparable selection and adjustments are set out and explained, not asserted.

How to prepare for an appraisal

Give access to every room

Including the utility rooms and wherever the mechanical equipment sits. Anything that cannot be observed has to be treated as an assumption, and assumptions weaken a report.

Know what has been done to the house

Recent improvements, alterations, anything structural — and bring the permits if you have them. Unpermitted work is one of the most common reasons an owner's expectation and the supportable value diverge.

Ask whatever you want about method, comparable selection, or the effective date. A report you do not understand is a report you cannot use when somebody challenges it.
