What this page is not

These terms govern the website. They are not the terms of an appraisal engagement. Those are set out in an engagement letter, which identifies the intended use, the intended users, the effective date and the scope of work, as the Uniform Standards of Professional Appraisal Practice require. Nothing on this site varies an engagement letter, and an engagement letter always takes precedence over anything here.

The content is general

Pages on this site describe appraisal practice and publicly available New Jersey procedure. They are not legal, tax or financial advice, and they are not a substitute for an attorney or an accountant who knows your situation. Statutory figures, filing deadlines and tax thresholds change; each page states when its figures were last verified, and you should confirm anything you intend to act on.

Using the site does not engage us

Sending a request, searching an address or reading a page does not create an appraiser-client relationship and does not commit either of us to anything. An assignment begins when scope and fee are agreed in writing.

No value is promised

No figure on this site is an appraisal or an opinion of value for any particular property. Fees stated are for the assignments described and are confirmed in writing before work starts.

A fee or a conclusion contingent on a predetermined value, a minimum value, a direction of value, or the outcome of a matter is prohibited under USPAP, and we will not accept an assignment offered on those terms.

The address lookup

The property lookup returns information from New Jersey public records through a third-party service. It is provided as a convenience, we do not control its accuracy or availability, and it is not a valuation. Public records are frequently out of date on square footage, year built and improvements. Do not rely on it for anything that matters without checking it.

Searches are rate limited. Do not attempt to scrape, automate or circumvent those limits.

Reports and reliance

An appraisal report may be relied upon only by the intended users identified in it. If you receive a report and are not named in it as an intended user, you may not rely on it, whatever the circumstances in which it reached you. Reports may not be reproduced in part, or used out of the context of the assignment they were prepared for.

The text, photographs and design of this site belong to New Jersey Real Estate Appraisals and Photography LLC. Quote us with attribution and a link. Do not republish pages wholesale or present our material as your own.

Availability

The site is provided as it is. We do not guarantee it will be available or error free, and we may change or remove content at any time.

Governing law

These terms are governed by the laws of the State of New Jersey.
